Balcony Repair vs Full Rebuild: How Do You Know What's Required?

One leaking balcony can require a relatively contained waterproofing repair.
Another that looks almost identical from above may require substantial demolition and reconstruction.

Four possible repair pathways
1Targeted rectification
Local repairs may be appropriate where the failure is genuinely isolated and the broader balcony system is performing correctly. This might involve a specific junction, penetration, local tile issue or other contained defect.
Brownlow does not assume a targeted repair will be suitable simply because it is cheaper or less disruptive. The repair still needs to address the actual failure mechanism.
2Strip, re-waterproof and retile
Where the existing waterproofing has failed but the underlying structure, falls, drainage and principal construction details remain satisfactory, the balcony may be suitable for complete removal of finishes followed by re-waterproofing and retiling. This remains a legitimate and common repair pathway.
Establishing that the underlying construction is sound is what separates a successful re-waterproofing project from one that fails again.
3Construction rectification
If the investigation identifies problems such as poor falls, drainage deficiencies, thresholds, upstands, deteriorated substrate or leaking balustrade penetrations, the underlying construction needs to be corrected as part of the repair.
Installing a new membrane over unresolved defects does not correct them.
4Partial or complete reconstruction
More extensive rebuilding may be necessary where prolonged moisture exposure has affected the structural elements of the balcony or adjoining construction.

A larger repair can become regulated building work
In Victoria, repairs and renovations involving broader domestic building work can require a major domestic building contract above the applicable threshold. For eligible domestic building contracts signed from 1 July 2026, Home Warranty generally applies to eligible work valued above $20,000 for homes and residential buildings up to three storeys, subject to eligibility and exclusions.
