A leaking balcony isn’t always a waterproofing problem
Water appearing beneath a balcony is often blamed immediately on failed waterproofing. Sometimes that diagnosis is correct — and removing the finishes, installing a compliant waterproofing system and retiling may be the appropriate repair.
But many balcony failures involve more than the membrane.
Inadequate falls can cause water to pond. Drainage may be poorly positioned or insufficient. Water can enter through balustrade fixing points, thresholds, wall junctions and other penetrations. Waterproofing upstands may be incorrectly detailed or terminated. Movement or deterioration within the substrate may also compromise the system.
Where water ingress has continued for some time, there may also be damage to the construction beneath or adjoining the balcony.

Why balconies leak
Balcony leaks rarely have a single universal cause. Understanding which of these factors is contributing to the failure is what determines the correct repair.
Insufficient Falls & Ponding
The balcony may not drain correctly because the substrate or screed does not provide sufficient falls toward drainage points. Standing water places ongoing pressure on the waterproofing system and increases the risk of water ingress.
Failed Waterproofing
Membranes can fail because of age, movement, installation defects, incompatible materials or poor detailing around critical junctions.
Balustrade Connections & Penetrations
Balustrade posts, anchors and other penetrations through the waterproofed area can become pathways for water if they have not been correctly designed, installed or sealed.
Incorrect Upstands & Junctions
Waterproofing must integrate correctly with walls, thresholds and adjoining construction. Poorly detailed or terminated upstands can allow water to bypass the waterproofing system.
Drainage Problems
Poor outlet placement, insufficient capacity, blocked drains or inadequate overflow arrangements can contribute to ponding and water ingress.
Thresholds & Door Openings
Balcony-to-door interfaces are particularly vulnerable when levels, waterproofing, flashing and drainage have not been properly coordinated.

- and reinstated.

When a balcony repair becomes a building project

In Victoria, broader domestic building work involving multiple building skills may require an appropriately registered building practitioner and a major domestic building contract where the applicable threshold is exceeded.
For eligible domestic building work contracted from 1 July 2026, Home Warranty may also apply where the project value exceeds $20,000.

The waterproofing must work with the substrate, falls, drainage, thresholds, penetrations, flashings and adjoining construction. Brownlow undertakes balcony rectification with regard to the applicable NCC requirements, Australian Standards, manufacturer requirements and project-specific design documentation.
