Before Design. Before Pricing.

Start With the Home You Have

Renovating an existing home is fundamentally different from building on a clear site. Before making significant decisions about design, structural changes or construction budgets, it helps to understand the building you're starting with.

For substantial renovations and extensions, Brownlow Building can undertake a Home Condition Report to document the visible condition of the existing home and identify issues that may need to be considered as the project develops.

The assessment includes a floor-level inspection and relevant photographic documentation, helping us build a clearer picture of the home before progressing into detailed renovation planning.

Existing Building Condition

We assess accessible areas of the home and document visible building conditions that may be relevant to the proposed renovation.

Floor-Level Inspection

Floor levels are measured across relevant areas of the home to identify variations, movement or areas that may warrant further investigation.

Visible Defects & Concerns

Visible cracking, moisture concerns, deterioration and other relevant building conditions are documented where identified.

A Better Starting Point

The report provides a clearer understanding of the existing home before significant decisions are made about renovation design, scope and budget.

Why Assess the Existing Home Before Designing?

The cost and complexity of a renovation are influenced not only by what you want to build, but also by the condition of what is being retained, altered and connected to the new work.

Understanding the existing home early can identify visible issues that should be considered during planning and can help determine whether further investigation by engineers or other specialists may be appropriate.

The Home Condition Report does not replace engineering, invasive investigation or specialist reports where these are required. It provides a practical starting point for making more informed renovation decisions.

Brownlow Home Condition Report

Understand the home you have before making major decisions about the home you want to create.

  • Existing building condition inspection
  • Floor-level inspection
  • Relevant photographic documentation
  • Identification of visible conditions relevant to the proposed renovation
  • Written Home Condition Report
  • Discussion of findings and recommended next steps

The Home Condition Report is based on visible and accessible conditions at the time of inspection. It is not an invasive building inspection, engineering assessment, pest inspection or compliance certification. Concealed conditions may only become apparent during further investigation or construction. Specialist assessment may be recommended where appropriate.

Renovation Budgets

What Does a Home Renovation Cost in Melbourne?

There isn't one reliable square-metre rate for renovating a Melbourne home. Two homes of similar size can require vastly different investment depending on their existing condition, structural changes, services, access, kitchens and wet areas, level of finish and the amount of the original building being retained.

That's why Brownlow doesn't begin by guessing a construction price. We begin by understanding the building.

Whether the work involves bathroom renovations, kitchen renovations, a home extension, or building repairs and defect rectification to the existing structure, the same principle applies — we start by understanding the home you have.

Existing Condition

The condition of the structure, floors, services and existing building fabric can significantly influence renovation scope and cost.

Structural Changes

Removing load-bearing walls, introducing structural steel, altering roofs or substantially changing layouts increases project complexity.

Kitchens & Wet Areas

Kitchens, bathrooms, ensuites and laundries combine cabinetry, plumbing, electrical work, waterproofing, tiling, fixtures and finishes.

Level of Finish

Custom joinery, natural stone, architectural fixtures, premium appliances and specialist finishes can materially affect the overall investment.

Extensions & Added Floor Area

Adding floor area introduces foundations, framing, roofing, external walls, windows, services and connections to the existing home.

Age & Construction of the Home

Heritage homes, period properties and older Melbourne houses can present very different construction conditions from newer homes.

From Inspection to an Informed Renovation Budget

After the Home Condition Report, Brownlow can have a much more meaningful discussion about what you want to achieve, the likely complexity of the renovation and whether the proposed scope and investment expectations are reasonably aligned. Where the project proceeds, the scope can then be progressively defined through the appropriate design, engineering, documentation, specifications and selections.

"The objective isn't to give you the cheapest number early. It's to give you better information before you make expensive decisions."
